Do buyer's need to use a REALTOR when buying a home or condo? The answer is of course not - however, there are no good reasons not use the services of a REALTOR as a "Buyers Agent". I will assist you in arranging financing, negotiating the best deal & terms possible, and help you avoid surprises or expensive mistakes enroute to a successful closing. Best of all, as your "buyer’s agent" I'm paid by the seller, not you!
As your REALTOR I will:
- keep an eye on the market to find that property that best fits your needs,
- access the multiple listing service and check new listings on a daily basis,
- attend weekly agent meetings where new properties are announced (sometimes the property you are seeking is available but has not been actively advertised. In a seller's market, it is vital to know of a property the day it hits the market, or else it will be gone)
Prior to making an offer, I can provide you information about the home, as well as the community, utilities, zoning issues, and future plans for development near the property. Most importantly, I represent you in the emotionally-charged negotiating process, and will ensure that the deal is favorable to you, with respect to both price & terms.
Once the purchase contract is signed, the real work begins. There are many deadlines that must be met and inspections to coordinate to make sure that the sale closes on the desired date. And there’s LOT’S of paperwork! Home sales involve the biggest financial investment most people ever make. The average single family home in the Calgary market now cost almost $280,000, and is appreciating by more than 10% per year. Why risk making a serious mistake on something so expensive just to save a few percent – especially since you’ll likely make it up in appreciation in a few months anyway?
